The lanes around Uckfield, out towards Buxted, Framfield and the Ashdown Forest edge, serve a lot of properties down long private drives and shared, unadopted lanes. Those lanes are where most of our work here happens, and they have a particular problem that has nothing to do with surfacing.
The shared lane problem
A lane serving five or six houses is usually nobody's clear responsibility. Everyone can see it is getting worse, nobody wants to be the one who pays for all of it, and it degrades until it is genuinely hard to get a car down without care.
We are used to quoting these. We walk the whole length, set the price out by section, and say plainly which stretches actually need work and which are fine for now. That gives a group of neighbours something they can look at together and split on a defensible basis, rather than one lump sum nobody can agree on.
Why dressing suits these lanes
Most of them are structurally sound and simply worn: the surface has gone open and porous, the stone has polished, and water is getting in. Dressing seals it and puts the grip back for a fraction of what resurfacing costs, which on a lane being paid for by several households is often the difference between the work happening and not happening.
Where a section has genuinely failed, we patch or rebuild that part first. Dressing over a failed patch just postpones it to the next frost.
High Weald ground
This is High Weald country: undulating, wooded and heavy. Water moves across these lanes rather than sitting on them, so the cross drains and the ditches matter. A lane that has been fine for years and has suddenly gone bad has usually had a ditch silt up or a culvert block, and clearing that is often cheaper and more effective than anything we could lay on top.

Can you quote a lane so several households can split it?
Yes, and we do it regularly around here. We set the quote out by section with what each stretch needs, so a group of neighbours can see where the money is going and divide it fairly.
Do all of us have to agree before you will do any of it?
No. We can do the sections that are agreed and leave the rest. It is not ideal, because the untreated stretch keeps taking water onto the treated one, but half a lane properly done is better than none and we would rather get on with it.
The lane was fine last year and is bad now. Why?
Nine times out of ten a ditch has silted up or a culvert has blocked, so water that used to leave the lane is now running down it. That is worth checking before spending anything on surfacing, and we will look at it as part of the visit.
